Nearly 500 acres are located along Osborne Turnpike in the eastern portion of Henrico County. The site is situated between the proposed Tree Hill Farm site and the approved Wilton on the James development, which promises to continue the area's momentum as a high growth corridor.

The county envisions a development pattern similar to other urban mixed-use projects in the area. The site has considerable frontage along the James River, while the site's topography keeps the majority of the land out of the flood plain. Additionally, the site is located within five miles of downtown Richmond and is only two miles from VA Route 895, which provides access to the entire Richmond region.
